Beach Rentals BOP Ltd has been operating for 8 years out of the beautiful Pukehina Beach. We manage holiday houses and long term rentals. With our personal touch and eye for detail you can feel comfortable that your property will be well cared for. We have an amazing team and a tested and proven process that allows us to run our business and systems like a well oiled machine. Pukehina – Located about 30 minutes drive from Tauranga, or just of 3 hours from Auckland. Terms & Conditions Your contract is with Beach Rentals Property Management. Quick Summary ___________________________________________________________________________ ⎫ Unless by prior agreement, the person making the booking must be present and one person in the group must be over the age of 25 years. Check out time is 10am. No smoking is permitted inside the property or apartment decks. We supply rubbish and recycling bins in accordance with Western Bay of Plenty Council that you have booked. Please familiarise yourself with the rules noted in the guest book at the property. NO parties - NO Events - quiet hours between 10pm and 7am - A breach of this condition will mean immediate eviction and retention of your full bond. Please do not move the furniture. Stains on carpets, furniture or linen and towels will incur a charge dependent on location and severity. Please be aware, sunblock and makeup are the main causes of linen and towel stains. BBQ – Please clean after use this is not including in the cleaning fee and will incur a charge. Please place all your dishes into the dishwasher and turn it on prior to your departure. Any lost keys need to be reported to the property manager as soon as possible after the event. ⎫All linen is provided except for Beach towels. We send sheets and towels to a professional laundry so please do not put them in the property machines at check out. ___________________________________________________________________________ Check-In and Check-Out Check in time is 3pm (15:00) Please don’t check in before that time without prior agreement. Check out time is strictly 10am. (10:00) If you need an earlier or later checkout time, please arrange this in advance. If you depart after 10am without prior agreement, a late checkout fee of $150 will be charged. All keys should be left as instructed by the manager. Any lost keys or fobs will incur a replacement fee deducted from your bond (ranging from $50 - $120) Please lock all doors and windows when you leave and make sure all cooling / heating including floors are off. No Smoking Policy Houses - Smoking is strictly outside only. A breach of this policy will result in a NZ$500 cleaning fee. If smoking outdoors all cigarette butts must be disposed of in the rubbish bin. Occupancy Unless by prior agreement, the person making the booking must be present and one person in the group must be over the age of 25 years. For safety and security please ensure we have all the names and ages of your group. The property is let on the understanding that the accommodation is for holiday use only and must not be sublet. The number of guests staying must not exceed the number booked, this includes children and infants. No caravans, tents or other accommodation will be placed at the property without written permission. Quiet times are between 10pm and 7am. No house parties or events are allowed at the property without advance permission in writing. Cancellation & Payment Terms Your cancellation and payment terms will be applied via your booking channel i.e. Airbnb, booking.com, HomeAway, TripAdvisor etc. If booking directly with Beach Rentals:- Cancel 30 days prior to arrival and receive a full refund - Cancel 29-15 days prior to arrival and receive a 50% refund - Cancel 14 days prior to arrival no refund is applied - Full payment is required 30 days prior to arrival. For bookings from 20th December to 31st January no refunds will be given for cancelled bookings. - Full payment is required at the time of booking If for any reason a property becomes unavailable, we shall do our best to find you another property at the same or greater value. If this is not possible your money will be refunded in full. In the unlikely event that we cancel your booking your money will be refunded in full. Covid-19 Cancellation Policy - If you cancel your booking more than 7 days prior to your arrival, you will receive a full credit of any money paid to us to use at another date and time. If you cancel your booking 7 days or less before your arrival, there will be a 25% cancellation fee and the remaining 75% of any money paid to us will be credited to you to use at another time. *fare differences may apply to re-book, all prices are based on time of booking* Covid Cancellation Policy does not apply to bookings 20th December to 31st January. Damage - Beach Rentals places a hold on your credit card of $300 as a damage deposit for all bookings. The guest agrees that the liability is not limited to this amount. If any damage relating to your stay equates to greater than $300 , the guest authorizes that Beach Rentals reserves the right to make a claim to cover the expense of any loss, damage, breakage, extra cleaning, rubbish removal or any other unforeseen costs to the property relating to their stay. Beach Rentals have 10 working days from the checkout date to make a claim on the bond for any damages to the Owner’s property. Upon departure the property is assessed for damages and if the property is in good order, your damage deposit hold will be released within 7 working days. Insurance and No liability - The Renter will not do anything that could adversely affect the Owner/Property Manager's insurance over the Accommodation. The personal effects of the Renter will not be insured by the Owner/Property Manager. The Renter acknowledges that all personal items and vehicles (including vehicle contents) of the Renter remain the Renter's responsibility, and the Owner/Property Manager accepts no responsibility for loss or damage. In the event that the Renter uses extra facilities at the Accommodation including, but not limited to, spas and swimming pools, such use is entirely at the Renter's own risk at all times and the Owner/Property Manager accepts no responsibility for any injury or loss to the Renter. Children are to be supervised at all times by a parent or responsible adult. The guests are responsible for the safe keeping of the Owners’ property and content during the period booked. Neither the Owner nor Beach Rentals are responsible for any stolen or lost items. Any breakage or damage to content or structure of the building must be reported to the Beach Rentals Manager and the owner will be entitled to recover from the guest the cost of any repair, or replacement needed due to guests act or default. Property Maintenance- Please treat the property with respect. Please do not damage, change or remove any of the Owner/Property Manager's installations, furniture, fixtures, and fittings. Please notify Beach Rentals as soon as possible if a problem relating to the property exists. Every effort will be made to rectify any problem in a timely manner. Repairs will be made as soon as possible after notification. Please report any breakage or damage to any contents or structure of the property, so that the repair or replacement cost can be ascertained fairly and quickly.
