Everything I have done in my life has led me to the short stay Host business. I love people and have an intuitive ability to create an environment that is both Classy, Comfy and Clean and acceptable to most. Areas I have worked in: Hospitality Retail Health The property industry My career started in hospitality as a Qualified chef in England, a barmaid in an English pub and waitressing. I was a catering manageress at 19 years for a Catering company. Separately, I cooked and served the food, prepared the tables and managed the waitressing and bar staff for weddings and functions. Moving to Australia, I quickly found chef work. After three months, I was again in a managerial position. I moved to Head Chef on a resort project where I designed the kitchen and restaurant and sourced local produce for the menu. Moving to Canberra, I needed work and was lucky enough to waitress at Parliament House serving breakfast to the local politicians and chef work at the NASA Space station. My chef mantra is ‘Never serve what you would not eat yourself’. Meeting my husband started two decades of retail experience, building a small failing Gem and Opal shop in the suburbs to winner Retailer of the Year in the Canberra Centre Excellence in Retail Award. This was a fine achievement for a small retail business in the main shopping complex in Canberra. Building this business involved initially wholesaling our stock as well as retailing, designing charms of tourist attractions in Canberra including the War Memorial, Corillian and Telstra Tower. It wasn’t long before we had the opportunity to mine opal on the Mintabie Opal fields during the winter months whilst running the shop. This lasted 12 years and meant driving 2656kms from Canberra to the Opal field several times a year. During my time in the Opal fields, I would make movies of our mining adventures and how opal is mined. On our return to Canberra, we gave talks on our life on the Opal Fields to the Embassies in Canberra, local groups and the International Woman’s Association. It was a harsh existence, but whilst my husband mined, I built our camp and raised our son. I built many camps over the years of mining. The camps progressed from my bed in the back of a Range Rover, my kitchen a campfire, a scary drop toilet, and a shower in a water-filled open cut mine to a tent that was shredded in a sand storm, a caravan that wavered in the huge wild storms and the annex was ripped off, to a tin shed with a running water from a gravity-fed tank above our camp. My camps improved with each challenge that hit us until I built a camp that was sheer paradise in the harsh desert of central Australia, miles from civilisation. I lived by the saying ‘There is no excuse to be dirty.’ even with the dust and flies. The business grew and our reputation, for service, knowledge, cleanliness and professionalism grew along with it. Life then took me on another path when my marriage broke down! I had always been interested in health, diet and exercise. I considered life ’A daily discipline’. A discipline of what we eat, think and do. As a natural progression in this mind-body-soul awareness, I began studying to become a Massage Therapist. A hobby in my marriage that turned into a successful massage business for many years. Caring for people and understanding their needs is close to my heart.

HOUSE RULES: 1) NO PARTY, NO LOUD NOISE POLICY - Minimise all music/noise between 10.00pm and 7am. 2) NO SMOKING - In the building. 3) NO DRUGS - I have a strict no drug use policy. 4) NUMBER OF GUESTS BOOKED - for insurance purposes, it is important that the correct number of guests are covered in the booking. This means there is a ‘No Visitor’ policy and no unregistered guests may be on the premises at any point. ID Verification is required for the 'booking' guest. 5) ARRIVAL - Check-In: 3pm and Check-Out: 10am. IMPORTANT: The hotels reception is separate to my private apartment. Please contact me if you have any questions. 6) BOOKING GUEST - Booking guest is responsible for ensuring all guests abide by the house rules. 7) MINIMISE POWER - Please turn main switch off when leaving the apartment. 8) NO PETS 9) PARKING - Parking is limited to the designated parking space for the property. 10) WATER and SEPTIC - No feminine products should be flushed at any time. If it is found that feminine products have been flushed and block the system, you could be charged damages. PLEASE NOTE: Property: The property is privately owned, and the owners are not responsible for any accident injuries or illness that occurs while on the premises or its facilities. The host is not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. The property is furnished and includes linen, towels, bathroom amenities and Wi-Fi. Any room or cupboard that has been locked or noted as off limits is not available to guests during their stay. Guest Details: All guest full names will be confirmed prior to arrival. Payment Details: A copy of the credit card on request and photo ID of the paying guest will be supplied to the Host prior to arrival. A pre-authorised security deposit hold of $500 will be secured 2-3 days prior to arrival, please ensure there are enough funds available. The guest potential financial impact (should any of the House Rules be broken) can be higher than the security deposit as noted below in the penalties. Maximum Occupancy. The maximum guest occupancy noted in the listing will be adhered to. Term of Lease. The lease begins no earlier than 3pm on the Check in Date and ends at 10 am on the Check-out Date. House Rules. Guest agrees to abide by the House Rules at all times while at the property and shall cause all guests to abide by the rules at all times while at the property. Access. Guests shall allow Host access to the property for purposes of repair and inspection. Host shall exercise this right of access in a reasonable manner. If the premises appear dirty or damaged upon Check in, Guest must inform us immediately. Last Minute Bookings. For last minute bookings within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure. This is to ensure legitimacy and prevent fraudulent transactions. Cleaning charges. All confirmed reservations will be subject to an extra cleaning surcharge which will be equal to 30% of the cleaning price if you check out on a Sunday and 50% on public holidays. This will be charged separately a week before your arrival, or immediately if less than a week. Early Check In. If available, early check in before midday will incur an extra $50 which will be charged separately before arrival. Longer-term Stays. For longer-term stays (14 days and over) it is a requirement that our cleaners attend for a refresh (linen & towel change, clean, top up consumables) at a minimum of 1 clean every 14 days. This cost is to be covered by the long-stay guest. Photography. No commercial photography. PENALTIES: Damage: Should any damage, spills, accidents, or breakages, occur to anything within the property, the guest will be solely responsible for the costs or the repairs or replacements. Parties/events: Should a party or event take place at the property, there will be a penalty of $750. Pets: Should a pet stay at the property, there will be a penalty of $500 Cleaning: Should the property not be left in a tidy manner and require additional cleaning, the Guest will be responsible for the cost of the extra cleaning. Smoking: Should smoking occur on the property or within the property, there will be a penalty of $500 Extra Bedding: Only the bedding set out for your booking number of guests is to be used. Usage of any extra bedding without prior approval will incur charges of $50 per night per item used. Keys: Should any keys/remotes/fobs be lost or misplaced, there will be a penalty from $200 will apply. Call out fee is $200. Minimum age 25yrs for booking. No schoolies, and no bucks or hens’ weekends will be accepted. Warm welcome, Ann
