By completing payment and check-in, you and your guests agree to be bound by these terms. A summary of the key terms of your stay is set out below. 1. Acceptance of Terms — By booking, you and all guests agree to these Terms and Conditions and are responsible for complying with them. 2. Arrivals & Check-In — Check-in is from 2:00pm. Key or access details are released once identity verification is complete. 3. Departures & Check-Out — Check-out is by 10:00am. Late departure without prior arrangement may incur a fee. 4. Bookings & Payment — A deposit secures your booking; the balance is due before arrival as advised. A booking fee applies to all reservations. 5. Cancellations — Cancellations made outside 14/30 days of arrival may be eligible for a refund less fees; cancellations inside this window are non-refundable. 6. Bond / Pre-Authorisation — A bond of up to $1,000 is held on your card and released after departure, subject to any charges below. 7. Guest Identity Verification — Valid photo ID and payment card verification are required prior to check-in. 8. Maintenance — Please report any issue with the property within 24 hours so we can address it during your stay. 9. Smoking — All properties are non-smoking and non-vaping; breach may result in loss of your bond. 10. Pets — Not permitted unless agreed with us in writing prior to arrival. 11. Parties, Functions & Noise — Strictly prohibited. Please keep noise to a reasonable level, particularly in the evening. 12. Lockouts & Evictions — A callout fee applies if security or our team must attend for a lockout or noise complaint. 13. Damage, Breakages & Loss — Guests are responsible for the cost of any damage, breakage, or loss during their stay. 14. Keys & Access Devices — Lost or unreturned keys, swipes, or passes are charged at cost of replacement. 15. Linen — Supplied unless stated otherwise; damaged, stained, or missing linen is charged to the bond. 16. Cleaning — Please leave the property as you found it; excess cleaning required will be charged. 17. Rubbish — Please remove or bin all rubbish before departure; excess rubbish incurs a fee. 18. Fire Alarms — An avoidable fire alarm activation (e.g. from cooking) may incur a callout fee charged to the responsible guest. 19. Personal Possessions — Items left behind are held for 14 days and then disposed of if not collected. 20. Inspections & Access — We, or someone authorised by us, may access the property for maintenance, repairs, or inspection. 21. Force Majeure — We are not liable for disruption caused by events beyond our reasonable control (e.g. severe weather, utility outages). 22. Indemnity & Liability — Guests are responsible for, and indemnify us against, injury, loss, or damage they or their party cause. 23. Marketing Communications — You may receive occasional offers and updates from us; you can opt out at any time. 24. Variations & Governing Terms — These terms may only be varied in writing. We may terminate a booking where they are not met.
