Welcome to OGStays! These Terms & Conditions apply to all bookings made via our website, directly with us, or through third-party platforms such as Airbnb, Booking.com, VRBO Stayz. By making a booking, you acknowledge and agree to these terms. If you do not agree, please do not proceed with the reservation. 1.⁠ ⁠Booking Confirmation & Payment •⁠ ⁠Bookings are confirmed only upon receipt of full payment or as outlined by the platform you booked through. •⁠ ⁠A security deposit may be required. This will be held and refunded as per our Damage Policy (Section 6). •⁠ ⁠For direct bookings, payment can be made via credit card or bank transfer. Payment terms will be clearly stated in your invoice or confirmation email. 2.⁠ ⁠Guest Responsibilities •⁠ ⁠The guest making the booking must be 18 years or older and is responsible for all other guests staying at the property. •⁠ ⁠You agree to treat the property and its contents with respect and leave it in a clean and tidy state. •⁠ ⁠You must comply with all house rules provided to you, either online or at the property. •⁠ ⁠Parties, events, or gatherings are not permitted unless expressly agreed upon in writing. •⁠ ⁠Guest numbers must not exceed the maximum capacity stated in the listing. 3.⁠ ⁠Check-in & Check-out •⁠ ⁠Standard Check-in: From 3:00 PM •⁠ ⁠Standard Check-out: By 10:00 AM •⁠ ⁠Early check-in or late check-out may be available upon request for an additional fee of $30 each and must be confirmed in writing prior to arrival. 4.⁠ ⁠Cancellation & Refund Policy For Direct Bookings: •⁠ ⁠Standard Periods: * Cancellations made more than 14 days prior to arrival: Full refund * Cancellations made within 14 days of arrival: 50% refund * Within 7 days: No refund •⁠ ⁠Peak Season (e.g., December 20 – January 31, Public Holidays, Long Weekends): * Non-refundable unless otherwise agreed in writing. Platform Bookings (Airbnb, Booking.com, etc.): •⁠ ⁠Cancellations and refunds are subject to the platform's specific policies stated at the time of booking. 5.⁠ ⁠Property Availability In rare cases, due to unforeseen circumstances (e.g., property damage or maintenance), we reserve the right to cancel your booking. We will make every effort to offer alternative accommodation or provide a full refund. 6.⁠ ⁠Security/Damage Deposit •⁠ ⁠A refundable security deposit may be required to cover any damage or excessive cleaning. •⁠ ⁠Guests are liable for any damage caused to the property during their stay. If damage exceeds the security deposit, further charges will apply. •⁠ ⁠The deposit will be returned within 7 days of departure, provided no damage is found. 7.⁠ ⁠Pets •⁠ ⁠Pets are only permitted at pet-friendly properties and must be approved prior to arrival. •⁠ ⁠Additional cleaning fees of $50 is required. Guests must clean up after pets and ensure they do not disturb neighbours or damage property. 8.⁠ ⁠Smoking & Fire Hazards •⁠ ⁠Smoking is strictly prohibited inside all properties. •⁠ ⁠Please dispose of cigarette butts safely and responsibly in designated areas. •⁠ ⁠Open flames, candles, and outdoor fires are not permitted unless a designated fire pit is provided. 9.⁠ ⁠Privacy We value your privacy. Personal information collected is used solely for booking and communication purposes and will not be shared with third parties except where required by law or platform policy. 10.⁠ ⁠Force Majeure We are not liable for any loss, damage, or inconvenience caused by events beyond our control, including but not limited to natural disasters, government restrictions, power outages, or pandemics. 11.⁠ ⁠Booking Amendments Requests for date changes or guest numbers must be submitted in writing. Amendments are subject to availability and may incur fees. 12.⁠ ⁠Exclusive Direct Booking Perks When booking direct with OGStays, guests may be eligible for perks such as: •⁠ ⁠Early check-in or late check-out (subject to availability) •⁠ ⁠Special promo codes (e.g., RETURN10 for 10% off for returning guests) •⁠ ⁠Priority access to property updates and offers 13.⁠ ⁠Complaints & Issues We strive to provide a quality experience. Please contact us as soon as possible during your stay if any issue arises so we can promptly resolve it. 14.⁠ ⁠Breach of Terms Failure to adhere to these Terms & Conditions may result in immediate termination of the booking without refund and potential further charges.
