Booking Confirmation & Payment • A booking is confirmed once payment has been received in full or as per the agreed deposit schedule. • Full payment must be made prior to check-in unless otherwise agreed in writing. • A valid government-issued ID may be required at the time of booking or check-in. ________________________________________ 2. Check-in / Check-out • Check-in: From 2:00 PM • Check-out: By 10:00 AM • Early check-in or late check-out is subject to availability and may incur additional charges. ________________________________________ 3. Cancellation Policy • Free cancellation up to 14 days before check-in. • 50% refund for cancellations made between 7–14 days before check-in. • No refund for cancellations within 7 days of check-in. • In the event of border closures or COVID-19-related restrictions, flexibility may be considered. ________________________________________ 4. Security Bond • A refundable security bond of $500 is required and will be returned within 5 business days of check-out, subject to inspection. • Deductions may apply for damage, excessive cleaning, missing items, or breach of house rules. ________________________________________ 5. House Rules • No parties, events, or gatherings allowed. • No smoking inside the apartment or on balconies. • No pets unless prior written approval is given. • Maximum occupancy must not exceed [insert number] guests as per booking confirmation. • Quiet hours are between 10:00 PM – 7:00 AM in respect of other residents and guests. • All rubbish must be disposed of appropriately using the provided bins. ________________________________________ 6. Guest Responsibilities • Guests are responsible for any damage or loss caused during their stay. • Please report any maintenance issues immediately. • Loss of keys or access cards may incur a replacement fee. • Towels and linen are provided for the duration of the stay. Additional cleaning or linen services can be arranged for a fee. ________________________________________ 7. Facilities & Amenities • The apartment includes access to shared facilities such as the pool, gym, spa, and BBQ areas (subject to building rules and hours). • Guests must comply with all Body Corporate rules when using shared facilities. ________________________________________ 8. Liability • The owner/host is not liable for any injury, loss, or damage to guests or their belongings during their stay. • Guests are advised to have travel insurance to cover unforeseen circumstances. ________________________________________ 9. Force Majeure • The owner/host shall not be held responsible for any event beyond their control which may prevent or affect the guest’s stay, including but not limited to acts of God, natural disasters, pandemics, government restrictions, or interruptions to essential services. ________________________________________ 10.
