Terms & Conditions

Standard Conditions of Booking Please read these conditions carefully. By confirming a reservation, each person (“the Guest”) accepts and agrees to these conditions. These conditions also apply to any person (“Guest”) occupying or visiting the apartment or complex and/or using its facilities at the invitation or with the authority of the Guest. Cancellation Policy Guests may cancel or amend their booking free of charge up to 48 hours before the scheduled arrival date. Any cancellation or amendment made within 48 hours of arrival will incur a charge equal to the first night’s accommodation. In the case of a no-show, the full reservation amount will be charged. Please note that different cancellation terms apply to group bookings. Payment Payment is processed two days prior to arrival, once the free cancellation period has expired. A surcharge of 1.5% applies to Visa and MasterCard transactions, while a surcharge of 2.2% applies to American Express.Bank transfer is also accepted with no surcharge; Guests wishing to pay by bank transfer should contact Reception for account details. Security Deposit A security deposit of $200 is required on arrival in the form of a pre-authorisation on a valid credit card or a deposit payment. This requirement is waived for corporate and regular returning guests. The pre-authorisation is released at check-out; however, depending on the bank, it may take up to seven business days for the funds to become available. Number of Guests The number of guests permitted to occupy an apartment must not exceed the number agreed at the time of booking. At no time during the stay may additional persons stay overnight in the apartment without prior approval from management. Damage to Property Guests are liable for the cost of any loss, damage, or excessive cleaning required as a result of their occupancy. This includes damage to apartment contents, common property, and misuse of building facilities, including elevators, caused by the Guest or their visitors. Smoking & Pets All apartments, including balconies, are strictly non-smoking. A minimum cleaning fee of $200 will apply if smoking occurs inside the apartment or on the balcony. Pets are not permitted. Use of Apartment, Noise and Behaviour Apartments must not be used for any unlawful purpose. Guests and their visitors are expected to respect the right of all residents to quiet enjoyment of the property. Excessive noise, loud music, or unruly behaviour will not be tolerated, and apartments must not be used for parties or events. Inspection of Apartment Management reserves the right to inspect apartments at any time without notice if there is reasonable belief that these terms and conditions have been breached. Car Parking Each apartment includes one complimentary car parking space. Guests must ensure that their vehicles are parked only in the designated areas. Property Descriptions Apartments are described and advertised in good faith. Neither the Owner, the Manager, nor the Body Corporate accepts responsibility for any errors in property descriptions. Termination and Eviction If the occupancy ends or is terminated, Guests must immediately vacate the apartment. Management is authorised to take all necessary action to enforce eviction and remove the Guest and their belongings if required. Loss of Property Neither the Owner, the Manager, nor the Body Corporate accepts liability for the loss of, or damage to, Guest property while on the premises. Guests are also responsible for ensuring that all personal belongings are collected upon departure, as we do not take responsibility for items left behind.
