Terms & Conditions

By making a booking with us, you agree to the following Terms & Conditions. Please read carefully as these outline the standards and expectations for all guests during their stay. Reservation Payment Reservation payment is due 14 days before arrival, or 30 days before arrival for stays during peak periods. If you book within the 14 or 30 day window, full payment is required at the time of booking. Cancellation & No-Show Policy Bookings can be amended or cancelled with full refund if within the cancellation period: 14 days of the scheduled arrival date for all standard booking periods. 30 days of the scheduled arrival date during peak periods, including: December and January School Holidays Easter School Holidays September and October School Holidays We strongly recommend that guests obtain appropriate travel insurance to cover unforeseen changes or cancellations. Guest Requests While we do our best to accommodate preferences such as unit location or style, these cannot be guaranteed. Check-In & Pre-Arrival Requirements Digital pre-check-in is required for all bookings and must be completed prior to arrival. A valid government-issued photo ID is required for the primary guest at check-in. Check-in is from 2pm. Early check-ins cannot be guaranteed and are not permitted during peak seasons. Outside of peak periods, early check ins may be available on request, however, are subject to availability. Guests arriving outside Reception hours who have completed their pre-check-in requirements will receive key collection instructions on the day of arrival. Check-Out & Departure Requirements Check-out is 10am. Late check-outs cannot be guaranteed and are not permitted during peak seasons. Guests who remain in the unit past the 10am check-out time without prior approval may be charged the applicable late check-out fee. To avoid excessive cleaning charges, guests must upon departure: Ensure all dishes are washed and put away Remove all rubbish from the apartment. Ensure all doors and windows are closed and locked. Return all apartment keys to Reception, or key drop box. Failure to meet departure requirements may result in additional cleaning charges (up to $250). Guest Capacity Maximum occupancy is: 2-bedroom apartment – 4 guests (including children) 3-bedroom apartment – 6 guests (including children) Requests for additional guests will only be considered at Management's discretion and may incur an additional charge. Exceeding the permitted occupancy may result in termination of the stay without refund. Damages and Loss of property Guest will be liable for payment of any charges incurred by any guest together with all replacements & necessary costs for any damage or loss to the apartment & its contents or the Body Corporate property caused by any guest/occupant. Neither the Body Corporate, the Manager nor the apartment owner is liable for any damage or loss of property that a Guest may sustain while on the complex. Lost or Unreturned Keys If unit keys are not returned at checkout, an additional minimum charge of $600 will be taken to cover the cost of rekeying unit locks and replacing keys. Charges are based on the number of lock barrels requiring replacement. Collection of apartment keys constitutes acceptance of the Resort's Body Corporate By-Laws, Rules and Regulations, and these Terms & Conditions. Visitors Visitor numbers are restricted and must be approved by reception. Guests are responsible for meeting visitors at pedestrian gates and escorting them in and out. Car Parking Each unit includes one undercover car space. Registration of the vehicle parked on resort grounds must be provided at check in. Additional vehicles can be parked on surrounding streets. Guest Age Requirements All guests must be over 18 unless accompanied by a parent or legal guardian. School-leaver/schoolies bookings are not accepted. Entry will be refused and payments forfeited. Behaviour & Conduct We maintain a safe, peaceful, family-friendly environment. Disruptive, aggressive, or excessively loud behaviour is not tolerated. Running, jumping, divebombing, or unsafe conduct in or around the pools is strictly prohibited. Breaches of the Resort By-Laws, failure to follow reasonable directions from Management, or behaviour that disturbs other guests may result in immediate eviction without refund. Noise restrictions apply from 9pm to 7am. All guests and visitors must treat resort staff with courtesy and respect at all times. Disrespectful, abusive, threatening, or aggressive behaviour towards staff will not be tolerated and may result in immediate eviction without refund. Smoking & Vaping This resort is a strictly non-smoking property. Smoking or vaping is not permitted anywhere on resort grounds or inside unit. Guests found smoking will be charged additional cleaning fees and may be evicted without refund. Animals Animals are not permitted except for registered assistance animals under government legislation. Any non-permitted animals will result in eviction and a minimum $500 cleaning and pest-treatment charge. Guests traveling with service animals will be allocated to units with hard floors, subject to availability. BBQs In accordance with the Body Corporate By-Laws, gas BBQs are not permitted on balconies, decks, courtyards or any common property within the resort. Lost Property Guests are responsible for personal belongings left in common areas. Lost property found in units will be kept for one month. Guests must collect their item within this period or provide a self-addressed, prepaid bag or box for return by post. After one month, unclaimed items will be donated to a local charity. Compliance with Resort Rules Guests must comply with the Resort's Body Corporate By-Laws, Resort Rules and any reasonable direction provided by Management. Failure to comply with these Terms & Conditions, or continued breaches following a warning, may result in immediate termination of occupancy without refund.
